Electrical maintenance for strata and body corporate properties
Unit blocks and townhouse complexes need an electrician who understands common property, keeps the committee informed and doesn’t leave residents in the dark. We look after strata and body corporate sites across Brisbane’s northside and Moreton Bay, from a single carpark light to an ongoing maintenance schedule.

- Emergency and exit lighting testing and repairs. See emergency and exit lighting.
- Main and common area switchboards: inspections, safety switch upgrades and repairs
- Smoke alarms in individual units for owners and property managers ahead of the 1 January 2027 deadline. See smoke alarms.
- Power to gates, intercoms, pool equipment and pumps
- EV charging for shared carparks and individual bays. See EV chargers.
- Fault finding and urgent repairs when common property loses power
Working with your committee and manager
- Written quotes for committee approval before work goes ahead
- Notice to residents before any planned power interruption
- A report with photos after every job, so the body corporate manager has the record
- Invoices addressed to the body corporate with the scheme name and work order number
- An optional maintenance schedule so lighting and testing are done before they become complaints
Strata FAQs
Who pays for electrical work in a unit?
Usually, common property is the body corporate’s responsibility and anything inside a lot is the owner’s. Your by-laws and body corporate manager have the final say. We’ll quote each part to the right party.
Can you install EV chargers in our carpark?
Often, yes. It depends on the building’s power supply and switchboard capacity. We’ll assess the site and give the committee options, from a single shared charger to individual metered bays.
Can you take over from our current electrician?
Yes. We’ll review existing reports and testing records and pick up from there.
